What Is Awaab’s Law?

  • Investigation within 10 working days

  • Property made safe within 5 working days if a health risk is identified

  • Emergency hazards addressed within 24 hours

  • Written report provided to tenant

  • Alternative accommodation offered if required

These standards are widely expected to influence private sector enforcement expectations.

What Are Private Landlords Legally Required To Do?
Even before further reform, private landlords must comply with:

  • Homes (Fitness for Human Habitation) Act 2018

  • Housing Act 2004 (HHSRS Category 1 hazards)

  • Environmental Protection statutory nuisance provisions

Failure to act on damp and mould complaints can result in:

  • Civil penalties up to £30,000

Very pleased with the services of Mould Free Health who recently carried out a mould inspection on my house. I had previously had a bad experience with another company who had provided a report that was difficult to understand and which recommended extensive remediation work (at a high price) which I didn't think it was appropriate.
